Rental agreement

Rental period:
Bookings are from Saturday until Saturday unless other arrangements have been made with the owner. (We can generally only book other days out of season) The house will be available from 4.00 pm and must be vacated by 11.00 on the day of departure to allow for the house to be prepared for our next guests.

Payment:
The booking deposit of 25% is required at the time of booking.  The remaining balance is required one month before the start of your holiday.  Failure to pay the balance at this time will be considered a cancellation and the deposit will be lost.  We accept payment in Sterling only. If payment is made in other currancies guests are to pay all bank charges.

Refundable security/cleaning deposit:
Along with your final payment we will require a security deposit of £250 against any loss or damage to the property.  The deposit will be refunded within one week of your departure. (With the exception that, for some reason we cannot access online banking)

Although we employ a house keeper we ask you to leave the house in a good clean condition.  We reserve the right to hold back all or part of the deposit if the house is not left in an acceptable condition or if any items belonging to us are removed from the property.  We are also not responsible for loss or damage to your personal property during your stay and suggest that you take out the appropriate level of travel insurance before your holiday.

We understand that occasionally things can get damaged or broken and we do not withhold money from your security deposit for the odd broken glass or occasional wear and tear to items. Please do inform us of any breakages so that they can be repaired or replaced in time for our next guests so that they can enjoy their stay as you have.  With this in mind we realise you may be unfamiliar with certain appliances/ equipment in the house and would ask you not to force anything if it does not appear to work as you expect.  Please give us a call at any time and we will be happy to go over anything with you.


Laundry/cleaning
At the end of your stay we ask you kindly to put your used laundry and towels into pillow cases and leave these out for our house keeper to collect. The house is let on a self catering basis and we do not provide laundry/ cleaning services during your stay.

Rubbish and Recycling
We ask our guests to please dispose of their household rubbish.  Bags for recycling (yellow sacks) are supplied and ordinary black bin bags can be bought locally. Refuse collection days are indicated within information folders in the house.  Bottle banks are also available locally.

Occupancy conditions:
The house is suitable for up to eight people and this number must not be exceeded. (Please check the layout of the property) Subletting is also strictly forbidden.


We do not accept children under the age of five years without prior agreement. (please ask)


Unfortunately, because of the age and design of the house, we are sorry but do not feel it is suitable for the disabled.


We cannot accept pets.

We ask you respectfully not to smoke in our home

 

Linen/ towels
All bed linen and towels are supplied for the duration of your stay. 

A bathroom towel set is provided for each person (bath, hand and face) please feel free to bring your own towels if these do not meet your requirements.  We also provide a toweling robe for each adult. There is a washing machine in the house and a launderette just one street away. Washing machines and dryers are also available at local supermarkets. Towels and robes must not be removed from the house.  We do not supply beach/ swimming towels. Tea towels (and dishwasher tablets) are provided.

WiFI:

WiFi Internet access is provided. Guests accept that access to the internet is used fairly and appropriately.

The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited.

How to find us:
The full address, directions to the house and the door entry number will be provided on receipt of final payment and at least one week before the start of your holiday if it is a late booking.

​

Cancellation:
In the event of a cancellation we are only able to offer refunds if we are able to re-let the property.  We reserve the right to cancel bookings if the house becomes unavailable or unsuitable for rental for reasons beyond our control.  In this situation the full deposit and all monies paid will be returned.
